When I patched I had a similar problem. The first time I tried to patch I just followed the "path" that was defaulted. It didn't work. The second time I tried I had to change the path and redirect the patch to the folder that physically had the application. That worked. I got the window that said that files had been updated.
But since you're saying that you're having problems with the last 2 patches my guess is that your "first patch" is screwed up so the second one won't fix it anyway. I would consider re-downloading the full application.
