Yeah, pretty much all this.

I don't think regular season attendance has anything to do with anything. I'm sure they didn't have any trouble selling tickets. I think proximity (heck, Cubs fans in IN and MI might only be 3 hours away) and how big this is for the Cubs (once in a lifetime to date) plays the biggest role. It's probably easier for Cubs fans to get a ticket to the road game. Size difference of the cities is important too.
