Playing with a Friend

I have actually been playing OOTP since 8, but I have never found a good solution for playing remotely with a friend out of state (and haven't really worked hard in finding one).

If I wanted to play with a buddy, running competing franchises, and didn't want to get bogged down in 3rd party websites, what is the most efficient way for us to play that file together?

Me to! I would like to play the game LIVE at times with a friend.
If the option exists they seem to bury the documentation.

It's 2019, 20 versions later............
